Title transfer
A property's title is its certificate of ownership. When a property passes from one owner to another, the title must change too — the new owner's name is substituted for the previous owner's.
Transferring a title transfers a bundle of rights: to sell, mortgage, lien or gift the property. Specific rules apply, and following them is what makes the transfer valid. In practice the process is time-consuming, needs proper documentation, and involves fees payable to the relevant authorities.
